Many people make accounts around the mortgage, but they forget that it is necessary to have a little corner of money saved to be able to face the surprises or extra expenses that we can find. To make an approximation of what that amount is, it is recommended that it is approximately 10% so that there is no lack of resources when it comes to finding ourselves with:

  • Valuation of the property. If we decide to apply for a mortgage, the bank will ask us to have the property appraised in order to know what percentage of financing it will grant us depending on the value.
  • Notary fees. These costs will vary depending on the price of the property. In the case of the deeds, we will have to pay the purchase deed and the mortgage deed.
  • Agency. The bank's agency will take care of all the bureaucratic paperwork for taxes, among others.
  • In addition, we should also take into account the taxes that we may encounter depending on the characteristics of the property.

When it comes to buying a house in Mallorca there are two types:

  • New housing. The general tax levied on a new home is VAT at 10% of the price of the home.
  • Used property. In this case, the tax used is the ITP (Impuesto sobre Transmisiones Patrimoniales) and it may depend on the Autonomous Community where you are, but it normally varies between 5% and 10% of the price of the property.

In addition, both cases are subject to AJD (Acto Jurídico Documentado which represents 1% of the purchase price, and 1% of the mortgage).
